Painting a house in Mauritius is more demanding than painting in a temperate climate. High UV levels, heavy seasonal rain, salt air in coastal areas, and high humidity all work against exterior paint finishes. The right paint, properly applied, will last 5–8 years. The wrong choice — or poor application — can start peeling within 12 months. This guide covers everything you need to know before picking up a brush.
Why Exterior Painting in Mauritius is Challenging
The Mauritian climate is tough on paint for several reasons working together at the same time. Intense UV radiation breaks down paint binders and causes fading and chalking. High humidity and frequent rain promote mould, algae and fungal growth on painted surfaces — particularly on north-facing or shaded walls. In coastal areas, salt-laden air accelerates corrosion on metal surfaces and degrades paint adhesion on masonry. And during cyclone season, paint is subjected to driving rain at high velocity.
Understanding these conditions is the first step to choosing the right product and getting a finish that lasts.
Exterior Paint Types Available in Mauritius
Masonry Paint (Acrylic / Emulsion)
Water-based acrylic masonry paint is the most widely used exterior finish for concrete block and rendered walls in Mauritius. Good quality acrylic masonry paints are flexible — they can expand and contract with temperature changes without cracking — and they allow moisture vapour to escape from the wall (breathability), which reduces the risk of blistering. They also resist mould and algae growth when properly formulated.
Best for: Rendered exterior walls, concrete block, cement fibre board, most above-ground masonry surfaces.
Gloss Enamel Paint
Solvent-based or water-based gloss enamel gives a hard, durable, washable finish on metal and timber surfaces. It provides good corrosion resistance on metal when applied over the correct primer. In Mauritius’s coastal areas, gloss enamel on metal gates, railings and window frames needs to be applied over a zinc phosphate or rust-inhibiting primer for adequate protection.
Best for: Metal gates, railings, window frames, door frames, timber joinery, interior high-wear surfaces.
Chlorinated Rubber / Floor Paint
Specialist floor and driveway paints give a hard, chemically resistant surface on concrete floors, garage floors and external paving. In Mauritius, these finishes are popular for driveways, car ports and workshop floors. They resist fuel, oil, and cleaning chemicals, and stand up well to foot and vehicle traffic.
Best for: Concrete floors, driveways, garages, warehouses, external paving.

How to Prepare Walls for Painting in Mauritius
Surface preparation is the single most important factor in paint durability. In Mauritius, skipping preparation is the most common reason paint fails prematurely. Follow these steps for a finish that lasts:
- Clean the surface thoroughly — remove all mould, algae, dirt and loose material. Use a stiff brush and a fungicidal wash solution, then rinse off completely and allow to dry for at least 48 hours.
- Repair cracks and holes — fill all cracks with an appropriate filler or cement render and allow to cure fully before painting. Even hairline cracks will allow water ingress and cause future blistering.
- Apply a sealer or primer — new or porous masonry must be sealed before applying finish coats. Without a sealer, the wall absorbs paint unevenly and you’ll use far more product than necessary. On metal, always use a rust-inhibiting primer.
- Apply finish coats — two coats of finish paint give better coverage, durability and colour depth than one thick coat. Allow full drying time between coats as specified on the product label.
How Much Paint Do You Need?
Coverage varies by product and surface porosity, but as a general guide for Mauritius conditions where surfaces are often porous rendered concrete:
Paint coverage guide
| Product | Coverage per litre | 5L tin covers |
| Masonry paint (smooth render) | 8–10 m² | 40–50 m² |
| Masonry paint (rough/porous) | 4–6 m² | 20–30 m² |
| Gloss enamel (metal/timber) | 10–12 m² | 50–60 m² |
| Floor paint (concrete) | 6–8 m² | 30–40 m² |
Always calculate for two coats and add 10% for waste and touch-ups. For new or previously unpainted surfaces, add a further 20% to account for higher absorption on the first coat.
The biggest painting mistake in Mauritius is skipping the prep. Mould and algae grow back through paint applied over contaminated surfaces within months. Clean the wall properly and the paint will last for years.

Best Time to Paint Exterior Walls in Mauritius
Avoid painting during or immediately after heavy rain — wet surfaces prevent proper adhesion and cause the paint to peel. The dry season between May and October is generally the best time for exterior painting in Mauritius. Avoid painting in direct midday sun as rapid drying can cause surface defects. Early morning or late afternoon application gives the best results.

Frequently Asked Questions
How often should exterior walls be repainted in Mauritius?
With good preparation and quality paint, exterior masonry in Mauritius should last 5–8 years before repainting is needed. Coastal properties exposed to salt air and properties with shaded north-facing walls prone to algae growth may need repainting every 3–5 years. Inspect walls annually and treat any mould or algae growth promptly before it spreads under the paint film.
Can I paint over mould directly?
No. Painting over mould without treating and removing it first is the most common painting mistake made in Mauritius. The mould continues to grow beneath the paint film and the new coat will start peeling or discolouring within months. Always treat with a fungicidal wash, scrub clean and allow the surface to dry completely before applying any paint.
What paint colour fades least in Mauritius’s sun?
Lighter colours and neutral tones fade less visibly than deep or saturated colours in UV-intense conditions. Whites, light greys, creams and light beiges retain their appearance longest. If you prefer a deeper colour, choose a product with UV-stabilised pigments — ask our team at QBM for recommendations from the Polycolor range.
How do I stop paint peeling on my exterior walls?
Peeling is almost always caused by one of three things — moisture trapped behind the paint film, poor surface preparation (painting over loose or contaminated surfaces), or using an interior paint on an exterior surface. Strip back peeling areas to a firm edge, treat any mould, allow the surface to dry thoroughly, apply a sealer and then repaint with a breathable exterior masonry paint.
